Maintaining the roofing, including the gutters and downspouts, is the responsibility of the Association. The Association ultimately decides on the color and composition of the shingles but residents can jointly suggest alternatives. Roofs are inspected regularly and replaced when their life has expired, generally around 20-25 years (although more recently installed shingles had a 50 year life). Roofs are replaced on all the contiguous units at the same time.
Roofing cost calculations, which become part of our monthly assessments, are as follows.
- Sq. Ft. x 1.25 (peak factor) = total sq. ft. of roof
- Take total sq ft (from above) x $3.94 per sq ft (subject to change) = total cost
- Total cost (above #2) divided by 20 or 25 years = cost per year
- Cost per year (above #3) divided by 12 months = cost per month for the individual assessment
